Homes in Ocean View Hills date from around 1998 onward, many of them on streets that climb the hills between Interstate 805 and State Route 905. Some owners now split their time between here and somewhere else, whether that means a job on the other side of the border, a transfer out of state or a move across the county, and distance changes how the selling choices look.
Owners who have already moved, and owners who cross the border for work, tend to ask about the same five options. Here they are, with dated figures.
1. I have moved away. Should I rent my Ocean View Hills home or sell it?
Rent is the starting point: Zillow's typical 92154 rent for September 2026 was $2,971, and the typical home there was valued at about 20.9 years of that rent. The rent figure blends every kind of rental, so the rent for a particular townhome or hillside house can land above or below it.
From a distance, the expense column grows. A property manager, vacancy between tenants, slope and yard upkeep and the association dues all come out of the rent, and many associations here set rules on rentals, so the CC&Rs are worth reading before planning on a tenant. The keep-or-sell calculator lets you enter a manager's percentage, or zero if you would manage it yourself, and weighs the first year's return as a rental against selling.
If you sell later with a tenant in place, the lease does not end automatically, and showings need proper notice. An attorney can explain how that would work under your lease.

2. Can I sell my home while I live somewhere else?
Many owners do. Ask Rudy which photos, video and floor plan his listing includes, and how showings and an open house would be handled while you are away during the first days on the market, which often bring the most activity. A live video walk-through can stand in for a trip back to see the home, and owners who cross the border for work can check the northbound waits CBP publishes, shown on this site's border wait-times page, before heading back for a visit.
Paperwork can travel too. The escrow officer can explain at the start how documents will be signed while you are out of the area, and the escrow timeline calculator maps the dates, starting from a closing about 30 days after acceptance under common California contract terms. Gathering permits, repair receipts and HOA contacts early pays off, since the Transfer Disclosure Statement and Seller Property Questionnaire are completed from what you know.
On pace, homes in 92154 went under contract in an average of 33 days in September 2026, while the San Diego metro median was 51 days in the week ending October 17, 2026.

3. Should I fix the slope, roof or stucco before selling, or sell as-is?
On a sloped lot, a buyer's inspector looks past the house itself: at how water drains away from the foundation, at retaining walls and terraced planting, and closely at the tile roof and the stucco. Whether you or the association maintains each slope is part of the picture.
Selling as-is means the price reflects the home as it stands, with what you know disclosed. Repairing items first lets buyers focus on the house instead of a repair list, though some projects do not pay back. Price cuts are already common here: 24.9% of 92154 listings had one in September 2026, a higher share than in 84% of months since 2018, so a price that reflects both the condition and recent sales helps a home stay out of that group.
When you live far away, a pre-listing inspection is a practical middle step: it previews the inspector's findings, so you can decide item by item what to repair and what to disclose. Exterior work may need association approval as well as any City of San Diego permit, because Ocean View Hills sits inside the city.

4. Would a cash offer make a long-distance sale simpler?
For an owner several hours or a border crossing away, fewer moving parts can matter. A cash buyer typically needs no financing or appraisal contingency, usually buys as-is and often asks for one walkthrough instead of repeated showings, and closings in one to three weeks are common.
Price is the other half of the decision, and it varies by home and by buyer. Rudy can collect offers from cash buyers active in Ocean View Hills and set them next to a traditional-listing estimate, so you weigh the net proceeds of each rather than one number. For the listing side, homes across the San Diego metro sold for about 99.0% of list price on average in the week ending September 26, 2026, with 34.5% selling above list and 52.5% below. Requesting offers costs nothing and commits you to nothing.

5. How does moving away affect the tax on my sale?
The federal home-sale exclusion shelters as much as $250,000 of gain on a single return, or $500,000 on a joint return for a married couple, provided that, during the five years leading up to the sale, the seller owned the home and used it as a main home for at least two of those years. Because the test looks back over that five-year window, the date you moved out and the date you close both matter.
Renting the home in between can reduce the exclusion, and depreciation claimed as a landlord is taxed at its own federal rate. Partial exclusions apply in some cases where an owner moved early for work, health or unforeseen circumstances.
The exclusion estimator on this site gives a rough look at the gain and the tax on any remainder, with California's rate entered separately. A CPA or tax adviser can confirm your dates and figures before you choose between renting and selling.

Weighing more than one option?
Owners who live away from Ocean View Hills still have the full range of choices, from a marketed listing to a cash sale to keeping the home as a rental. Rudy can manage the local side, from showings to association paperwork, and put the net of each option on one page. None of this is tax, legal or financial advice; for those questions, talk with a CPA, tax adviser or attorney.
